Terms & Conditions:

1. A 25% deposit is required on all reservations at time of booking. The remaining balance must be paid by wire transfer and received 45 days prior to the start of the reservation. In the case of reservations made within 45 days of the start of the booking, the remaining balance is due at time of booking. If the remaining balance is not received as stated above, the reservation will be cancelled and the deposit forfeited. Cancellation prior to 75 days before arrival and the deposit will be completely refunded. Cancellation between 75 and 45 days before arrival and 50% of the deposit will be refunded. Cancellation less than 45 days before arrival and the deposit will be forfeited.
2. Owner warrants that the villa will be in excellent condition, as advertised and representative of what a deluxe villa at Sea Horse Ranch should be. The villa will be inspected after each rental and the renter will be held accountable for any damage and/or missing items, as well as telephone charges. These will be charged to the credit card used for the booking.
3. Renter agrees that the maximum number of occupants that will stay at the villa shall not exceed 8, not including infants and small children below the age of 2. In the case of Single Couple Only occupancy the total number of occupants is 2. If it is determined that these numbers, respectively, have been exceeded, unless approved in advance by owner, owner reserves the right to ask the renter and his guests to leave and all rental payments shall be forfeited.
4. In the event of a major force majeure, such as fire, hurricane or flood damage, that prevents the renter from occupying the villa or makes the villa uninhabitable during the renter's stay, the unused portion of the rental cost will be refunded to the renter on a prorated basis. Problems such as airline delays and cancellations, weather conditions, medical emergencies or other circumstances that cause renter delay or cancellation of all or part of the rental period shall not be refundable. It is recommended that the renter obtain travel insurance to provide protection against these risks.
5. Renter agrees not to use illegal drugs or substances on the villa premises and grounds, or to provide access to any person offering illicit activity. Failure to comply shall result in immediate eviction without any refund of rent. All rules and regulations of Sea Horse Ranch must also be complied with.
6. Renter releases Villa 31 and its owner/s from any liability for injuries and damages suffered by the renter, occupants and any guests allowed on the villa premises and grounds during the rental period. The renter agrees to hold Villa 31 and its owner/s harmless for any and all claims that might be made by the renter and/or occupants and guests.
7. A full-time maid is included as part of the rental of Villa 31. Her normal hours are 8 AM to 4 PM Monday-Saturday, with Sunday by request. Requirements for additional time, such as babysitting and overnight stays shall be at extra cost. Additional services, such as nannies, chefs and food service from the restaurant are all at additional cost and must be arranged for and paid separately through the concierge service. Gratuities and tips for the maid and other service staff, as well as food and beverages are not included in the rental price.
8. Resolution of any disagreements or misunderstandings concerning the rental of Villa 31 and the above Terms and Conditions shall be governed by the laws of the State of North Carolina, USA and administered in its courts.
